Booking a ski cabin for winter 2026–27: what's open

The weeks skiers book first, checked against our live calendar on October 14, 2026 for the 37 homes within five miles of a resort. Holiday weeks fill first; each home's page shows its minimum stay.

Which town for which mountain

North Lake Tahoe has five ski areas within a short drive of the lake, and where you stay decides which one is easy. Our homes are on the North and West Shores, so the honest version is: Incline Village for Diamond Peak and Mt. Rose, the Kings Beach side for Northstar, Tahoe City for Palisades, and the West Shore for Homewood.

Home counts and distances are straight-line from each home's location in our records; the drive is longer. Resort dates and rules come from each resort's own site and can change.

Diamond Peak: stay in Incline Village and Crystal Bay

655 acres, 1,840 ft vertical, lake views from most runs. In Incline Village, up Ski Way.

• Opening: Target Dec 3, 2026, conditions permitting.
• Parking: Free. Paid preferred spots near the lodge were $30 on weekends and $35 on peak days last season.
• Getting there without a car: Diamond Peak runs free Blue and Green route shuttles around Incline Village in the morning and back in the afternoon (last season's schedule; this winter's isn't posted yet).
• Pass: Its own passes (not on Epic or Ikon).
• Our closest homes: Mountaintop Retreat (Incline Village, 0.3 mi), Cortina Chalet (Incline Village, 0.3 mi) and Lakeview Haven in Incline Village (0.3 mi).

Diamond Peak guide for renters

Mt. Rose: stay in Incline Village

1,200+ acres, 1,800 ft vertical, the highest base area at Tahoe. NV-431 (Mt. Rose Highway) from Incline Village. NV-431 is the steepest drive on this list. When Nevada chain controls are up there, only 4WD/AWD with snow tires, or a car with chains on, may go.

• Opening: Target Nov 20, 2026, conditions permitting.
• Parking: Free, first come, no reservations.
• Getting there without a car: No public bus from our towns that we could find; plan to drive.
• Pass: Its own passes (not on Epic or Ikon).
• Our closest homes: Lunar Lakeview Haven (Incline Village, 4.8 mi), Mountaintop Retreat (Incline Village, 5.4 mi) and Cortina Chalet (Incline Village, 5.4 mi).

Mt. Rose vs. Diamond Peak

Northstar: stay in Kings Beach, Tahoe Vista and Carnelian Bay

3,170 acres, 20 lifts. SR-267 from Kings Beach over Brockway Summit. Our homes are on the lake below Northstar, not in its village: the drive up SR-267 is short, and you come back down to the lake at night.

• Opening: Target Nov 20, 2026.
• Parking: The Castle Peak lots were free with a shuttle to the Village last season; the closer lots charged on weekends and peak days. This season's prices aren't posted yet.
• Getting there without a car: TART's free Hwy 267 bus runs Crystal Bay – Kings Beach – Northstar Village.
• Pass: Epic Pass.
• Our closest homes: Grand Regency Retreat (Tahoe Vista, 3.3 mi), Sierra Woodlands Getaway (Tahoe Vista, 3.4 mi) and Tahoe Lake & Mountain Retreat (Carnelian Bay, 3.8 mi).

Palisades Tahoe: stay in Tahoe City, Carnelian Bay and Homewood

6,000 acres across the Olympic Valley and Alpine bases, 2,850 ft vertical, 39 lifts. SR-89 from Tahoe City along the Truckee River. We have no homes in Olympic Valley. Our Tahoe City, Homewood and Carnelian Bay homes are the closest.

• Opening: Target Nov 25, 2026.
• Parking: Free Monday to Friday. On Saturdays, Sundays and holidays you need a parking reservation (mostly free, released on Tuesdays) or a $30 paid spot; free for everyone after 1 pm.
• Getting there without a car: TART's free Hwy 89 bus runs Tahoe City – Olympic Valley.
• Pass: Ikon Pass.
• Our closest homes: Trailside Tahoe Townhouse (Tahoe City, 6.5 mi), Mammoth Haven Retreat (Tahoe City, 7.4 mi) and Tranquil Tahoe Haven (Carnelian Bay, 7.5 mi).

Alpine Meadows guide

Homewood Mountain: stay in Homewood and Tahoma

1,260 acres, 1,650 ft vertical. SR-89 on the West Shore; the base is in Homewood itself. Last season ended early, on March 17, 2026. A new 8-person gondola is being built for 2026–27; check the resort's site for the opening date before you book around it.

• Opening: Not announced yet.
• Parking: This winter's parking hasn't been announced; part of the South Base lot is a construction area for the new gondola.
• Getting there without a car: TART's free Mainline bus runs along the West Shore through Homewood.
• Pass: Its own passes (on sale for 2026–27).
• Our closest homes: Enchanted Woods Cabin (Homewood, 0.1 mi), Homewood Cabin in the Pines (0.2 mi) and Enchanting Chamberlands Cabin (Tahoma, 1.1 mi).

Ski-in, ski-out: what we have instead

None of our homes is ski-in, ski-out, and we won't call one that. What we have is homes a few minutes from the lifts with the lake below: Enchanted Woods Cabin is 0.1 mi from Homewood Mountain, Mountaintop Retreat is 0.3 mi from Diamond Peak and Grand Regency Retreat is 3.3 mi from Northstar. If walking to the lift is a must, look at the lodging in the Northstar and Palisades villages; if you would rather have a whole house or cabin with a kitchen and a fireplace a short drive from the lifts, that is what we have.

Winter at one of our homes

• Fireplaces and hot tubs: 33 of these 37 homes have a fireplace or wood stove, 12 have a private hot tub, and 4 have a sauna. Cabins with a fireplace · cabins with a hot tub.
• Chains: carry them from November to April. California runs R-1 to R-3 chain controls on SR-89 and SR-267; on Nevada's Mt. Rose Highway, only 4WD/AWD with snow tires or a car with chains on may go when controls are up. Check Caltrans QuickMap or nvroads.com before you leave.
• Getting here: from the Bay Area, I-80 over Donner Summit is the usual winter route (driving guide); flying, Reno-Tahoe is the nearest airport (flying into Reno).
• Winter in town: Incline Village in winter and Lake Tahoe in winter cover sledding, snowshoeing and what's open.
